IDX / VOW Rules & Policies
GTAR MLS data services are subject to MLS Rules, applicable NAR policy, vendor agreements, and operational compliance standards.
These guidelines help ensure proper display, distribution, security, and authorized use of MLS data across IDX, VOW, brokerage, and vendor platforms.
🌐 IDX Display Requirements
- Listing broker attribution is required on all IDX displays.
- IDX data may only be used for approved public property search and display purposes.
- MLS participants must comply with all applicable IDX rules and policies.
- Certain MLS fields and confidential information may not be publicly displayed.
- Listing information must be refreshed in accordance with MLS requirements.
- Sellers may direct that their property not appear in IDX displays.
- IDX displays must present accurate and current listing information.
- Unauthorized scraping, redistribution, or resale of MLS data is prohibited.
- Use of MLS data outside approved IDX purposes may require separate authorization or licensing.
🔒 Virtual Office Website (VOW) Requirements
- Consumer registration and authentication may be required for VOW access.
- Sellers may direct that their property not appear in VOW displays.
- VOW operators must comply with applicable MLS Rules and NAR VOW policy requirements.
- MLS data obtained through a VOW may not be redistributed outside approved VOW usage.
- Access credentials and consumer information must remain secure and protected.
- VOW displays must present accurate and current listing information.
- Certain MLS fields and confidential information may not be publicly displayed.
- Unauthorized scraping, automated harvesting, or resale of MLS data is prohibited.
- Use of MLS data outside approved VOW purposes may require separate authorization or licensing.
VOW display requirements are governed by GTAR MLS Rules, applicable NAR VOW policy, and approved vendor licensing agreements.
🛡️Automated Use & Data Protection
GTAR MLS operational policies and vendor agreements include restrictions related to automated data harvesting, unauthorized scraping, and unapproved machine learning or AI-related use of MLS data and services.
- Automated scraping, harvesting, or extraction of MLS data is prohibited unless expressly authorized.
- MLS data may not be repurposed outside approved IDX, VOW, brokerage, or licensed operational uses.
- Use of MLS data for machine learning, AI model training, or automated analytics may require separate authorization or licensing.
- Vendors and participants must protect MLS data from unauthorized access, redistribution, or misuse.
- Access credentials, API credentials, and data feeds must remain secure and controlled.
- Operational restrictions apply through MLS policy, vendor agreements, and approved permitted use requirements.
Automated use and data protection requirements are governed by GTAR MLS Rules, vendor agreements, operational standards, and applicable permitted use requirements.
📋 Compliance & Operational Governance
GTAR MLS data services are subject to operational governance, onboarding, credential management, and compliance oversight requirements.
- Vendor onboarding and credential provisioning may require approval through SourceRE and applicable MLS processes.
- Operational access may be limited based on approved licensing, permitted use categories, and compliance status.
- Vendors and participants are responsible for maintaining secure handling of MLS credentials and data access methods.
- GTAR MLS reserves the right to audit, suspend, or revoke data access for non-compliance or unauthorized use.
- Additional vendor agreements, operational standards, or technical requirements may apply by dataset or access type.
- Compliance monitoring and operational oversight may include credential management, usage review, and permitted use validation.
Operational governance requirements are governed by GTAR MLS Rules, vendor agreements, operational standards, and approved data licensing requirements.
