The questions below address common operational, compliance, branding, vendor onboarding, and permitted MLS data usage topics related to GTAR MLS data services, IDX, and VOW implementations.
🌐 IDX & Display Questions
Can IDX Listings be modified or rewritten?
Listing information must remain accurate and may no be misleading or manipulated in violation of MLS rules or operational policies.
Is broker attribution required?
Yes. Required broker attribution and applicable disclaimer language must remain visible on IDX displays.
How often must IDX data refresh?
IDX displays must refresh in accordance with GTAR MLS Operational requirements, approved vendor agreements, and applicable IDX policy standards to ensure accurate and current listing information is presented to consumers.
Can sellers opt out of IDX display?
Yes. Sellers my direct that their property not appear in IDX displays in accordance with applicable MLS rules, IDX policies, and operational procedures.
Can IDX data be displayed on social media or third-party platforms?
MLS data display on social media platforms, third-party applications, or external websites must comply with applicable MLS rules, licensing agreements, and approved permitted use requirements.
🔒 VOW Questions
What is a VOW?
A Virtual Office Website (VOW) is a participant-operated website that may provide enhanced MLS data access to authenticated consumers in accordance with applicable MLS Rules and NAR VOW policy requirements.
Can VOW displays include sold data?
Where authorized through approved VOW data services and licensing agreements, VOW implementations may display additional MLS data including sold listings.
Is consumer registration required for VOW access?
Certain VOW services and data access models may require consumer registration and authentication in accordance with applicable MLS Rules and operational requirements.
Can sellers opt out of VOW display?
Yes. Sellers my direct that their property not appear in VOW displays in accordance with applicable MLS Rules VOW policies, and operational procedures.
🤖 AI & Automated Use Questions
Can AI-generated listing descriptions be used?
AI-assisted content may be used where permitted, but all generated content remains the responsibility of the participant and/or vendor and must comply with applicable MLS Rules, operational policies, and accuracy requirements.
Can MLS data be used to train AI systems?
MLS data may not be used for machine learning, AI model training, automated analytics, or similar artificial intelligence applications outside approved licensing agreements and authorized operational use.
Can AI tools summarize or recommend listings?
AI-generated summaries, recommendations, or consumer-facing content derived from MLS data must remain accurate, non-misleading, and compliance with applicable MLS Rules, operational standards, and permitted use requirements.
Can automated systems scrape or harvest MLS data?
Unauthorized scraping, harvesting, republication, redistribution, or automated extraction of MLS data is prohibited and may result in suspension or termination of MLS data access privileges.
Does GTAR MLS monitor automated or AI-related MLS Data usage?
GTAR MLS reserves the right to review automated systems, AI-related implementations, and operational MLS data usage practices to ensure compliance with MLS Rules, licensing agreements, and permitted use requirements.
📄 Licensing & Vendor Questions
Who is responsible for vendor compliance?
Participants remain responsible for IDX and VOW activity conducted on their behalf, including vendor implementations, operational compliance, and applicable MLS data usage requirements.
Can MLS data be redistributed or resold?
No. Unauthorized redistribution, republication, resale, scraping, or third-party reuse of MLS data outside approved licensing agreements and permitted operational use is prohibited.
How does vendor onboarding work?
GTAR MLS operational onboarding, compliance review, and permitted use guidance are coordinated through GTAR MLS Data Services. Technical onboarding, API integration support, and vendor technical resources are provided through SourceRE.
Who should vendors contact for technical support?
GTAR MLS provides operational guidance regarding MLS data access, compliance, and permitted use requirements. Technical onboarding, API integration support, and vendor technical assistance are coordinated through SourceRE.
Are vendors allowed to store MLS data locally?
Vendor data storage practices must comply with applicable MLS Rules, approved licensing agreements, operational requirements, and authorized permitted use provisions.
Can MLS Credentials or API access be shared?
No. MLS credentials, API access, and authorized data feeds must remain secure and may not be shared, transferred, or used outside approved operational access permissions.
