This Northeast Texas ranch covers just over 1231 acres inside its perimeter fence and consists of a mixture of approximately 200 acres of planted pine timber that has already undergone its second thinning. The big payday for harvesting grade timber should be only a few years away. There are also three creeks that merge on the property and which are surrounded by hardwood timber. The balance of the acreage (approximately 45% of the total) is a series of pastures with about a dozen ponds of various sizes to provide livestock water. There are a couple of gathering pens and a set of working pens on the east-central side of the property. There is a well near the south end and another near the north end of the property that the owner has never operated. This property affords an owner to run livestock and still have considerable recreational-hunting area, as well.
