This is a beautiful piece of land in a great location. The old home place still has a few pear, fig and pecan trees on it, and sits on approximately 600 feet of prime road frontage along Hwy 154. There are 2 water wells -- one deep and one shallow, and Folmar Drilling is conducting tests to determine the state of each as they haven't been in operation for quite some time. There is also a nice sized pond on the NW corner. The owners plan to remove the old house, but the shed and metal barn will remain along with the approximately 34 acres of pasture land that are currently used for baling hay. There are no zoning restrictions, so build a residential home on the backside of the property away from the road or continue to use it for agricultural purposes. Or take advantage of the prime frontage along 154 and put in a commercial business. Highway 154 takes you directly into Yantis less than 2 miles to the south or into Sulphur Springs about 11 miles north. Also within 15 minutes is beautiful Lake Fork where a majority of the top 50 largest recorded largemouth bass have been recorded (18.18 pounds caught in 1992). The outlined picture attached is an approximation of property lines, but should be close.
