Commercial tract with extensive frontage on Hwy 259 Business, and the Hwy 259 Bypass. It's one of the most highly visible locations in the Kilgore to Henderson region. The property is not yet zoned, and could therefore be used for purposes other than commercial, however, that is deemed the highest and best use. We are currently waiting for a new survey to be performed. However, it appears the tract has near or over 600' on each thoroughfare. Topography is well suited for complete development of this tract, as it offers gentlely sloping terrain. Texas Highway Dept surveys in 2016 reflect an average daily traffic count of 11,900+ vehicles pass this tract.
